If you are involved in New Build projects, you will need SAP (Standard Assessment Procedure) calculations to demonstrate to building control that your property (or proposed property) meets certain criteria with regard to energy efficiency. A new dwelling has to meet or exceed the Target Emission Rates for CO2 and a SAP Calculation assists in providing information about various elements of the building. It is ALWAYS best to get your SAP calculations done BEFORE building works commence. SAP is a PASS or FAIL result and if there has been a miscalculation or other error, it is obviously a lot easier to address this at the design stage rather than after the event. Imagine the potential problems if you discover that your average ground floor U-Value is too high AFTER you have built the property!

 

SAP Calculations are also needed in order to produce the final On Construction Energy Performance Certificate. The OCEPC is really an end result of having done the SAP calculation. As an On Construction Energy Assessor, I am able to produce an OCEPC as well as the initial SAP calculation. After the SAP calculation has been completed, it is a simple matter to produce the OCEPC. Don’t be fooled into thinking that producing the EPC is a complex, time consuming process. It is not. It is the SAP calculations themselves which take the time and this is why, when I quote for a SAP calculation, the fee quoted includes lodging the EPC afterwards. This is the main reason why a development of multiple properties of the same design are cheaper per unit than a one off development.
